What dormers do

The dormer types

Gable dormer

The classic peaked doghouse: its own mini gable meeting the main slope in two small valleys. Maximum charm, the colonial and cottage standard, and the most flashing-intensive of the family.

Shed dormer

A single flat-pitched plane lifting off the main roof: maximum interior volume per dollar, the cape-conversion workhorse, often running most of the roof length. Its low slope demands the low-pitch material rules and careful head-wall flashing.

Hip dormer

The doghouse with hipped sides: softer profile, favored on prairie and cottage styles, trading a little interior space for its shape.

The details that keep dormers dry

Dormer leaks concentrate at four predictable lines: the valleys of gable and hip dormers (membrane-lined, detailed per valley rules, and kept clear of the debris their geometry collects); the sidewalls, where step flashing must weave shingle-by-shingle under the siding, the single most commonly botched dormer detail, caulked instead of stepped on bad roofs; the head-wall or apron where dormer face meets roof below the window; and the window itself, flashed and pan-sealed like any wall window, but exposed to roof-concentrated weather. Cold climates add the ice-and-water membrane collar around the whole assembly, since dormers cast shade and trap drifts, micro ice-dam country per the winter physics.
