Before single-ply membranes, flat roofs were asphalt, hot tar and gravel plies, then torch-welded modified bitumen rolls, and both systems still earn their place. Here is how the asphalt family works and where it still wins.

The asphalt flat-roof family

Asphalt waterproofed flat roofs for a century before rubber and plastics arrived, and it still does, in two related systems. Built-up roofing (BUR), the original tar-and-gravel roof, laminates plies of felt in hot asphalt and armors the result under gravel. Modified bitumen (mod-bit), its modern descendant, factory-blends asphalt with rubber or plastic modifiers into tough rolled sheets, most famously installed by torch, which is why homeowners know the whole category as torch down roofing. Both build waterproofing in redundant layers rather than a single sheet, the philosophical opposite of the membranes in our flat roofing pillar.

That redundancy is the family’s identity: several plies must fail before water passes, which is why asphalt systems have always been prized on roofs that get walked, worked on and abused. The trade is weight, labor and, for torch application, open flame, the tradeoffs this guide walks honestly.

Torch down (modified bitumen) explained

Modified bitumen comes in two chemistries: APP (plastic-modified, the classic torch sheet) and SBS (rubber-modified, more flexible, applied by torch, hot mop, cold adhesive, or peel-and-stick). A typical torch-down roof is two or three plies, a mechanically fastened base sheet, then cap sheet(s) whose underside the installer melts with a propane torch as the roll unrolls, welding it to the layer below. The finished cap wears factory mineral granules, giving the familiar granular surface (white granule versions reclaim some of the cool-roof benefit).

Done well, torch down is genuinely welded, seams fused like the thermoplastics, in a thick, puncture-shrugging assembly that laughs at foot traffic; 15 to 25 years is the working range, longer for multi-ply SBS systems. The two watch-items are the flame, torch work near walls, eaves and combustible decks demands trained, insured, fire-watch-disciplined crews (peel-and-stick and cold-process SBS exist precisely for flame-sensitive situations), and the details, since granulated sheets flash less elegantly than single-ply accessories. Built-up roofing: the tar-and-gravel original

BUR is the roof under gravel on countless older schools, warehouses and mid-century buildings: three to five plies of roofing felt, each bedded in hot-mopped asphalt from an on-site kettle, topped with flood coat and embedded gravel that shields the asphalt from UV and traffic. It is heavy, labor-hungry, kettle-smelling work, and the resulting roof is a tank: massively redundant, walkable, and routinely 20 to 30 years old before retirement, with some fields going much longer under maintenance.

New BUR is increasingly rare, the labor economics and fumes ceded the market to mod-bit and single-ply, but existing BUR is everywhere, and it repairs, restores and re-covers well rather than demanding tear-off on schedule. Pros and cons

Advantages

Redundant multi-ply waterproofing, several layers deep. The toughest flat systems under foot traffic, equipment work and abuse. Welded torch seams; gravel or granule armor; proven repair methods any asphalt-fluent roofer knows. Mod-bit prices competitively with single-ply, and SBS offers flame-free application options.

Drawbacks

Heavy, especially BUR, and labor-intensive to install. Torch application carries genuine fire risk demanding trained crews and fire watches. Black assemblies run hot without white granules or coatings. New BUR is near-obsolete economically, and asphalt systems age by drying and cracking, needing surface maintenance the membranes skip.

Vs single-ply membranes

The modern flat-roof decision usually runs asphalt vs single-ply, and it sorts by use: roofs that get used, walked weekly, worked over, equipment-serviced, favor mod-bit and BUR redundancy, where a dropped tool means a scuff, not a breach; roofs that get left alone favor the lighter, faster, cooler single-plies, TPO/EPDM for the mainstream, PVC for chemistry. Budget is near-neutral against TPO; cold climates like SBS flexibility; hot climates want white granules or coatings over any asphalt. And plenty of good roofs are hybrids: mod-bit base flashings under single-ply fields, or asphalt roofs restored with the coating systems that fit them well.

Repair and care

Asphalt systems repair in kind: torch or cold-process patches ply into the existing sheets, blisters are cut, dried and rebuilt rather than flattened, exposed felts get re-surfaced, and granule-loss zones get re-coated, all standard craft for crews raised on asphalt, though increasingly a specialty worth confirming, per the fluency questions of our contractor guide.
