What is a flat roof, really?

A flat roof is not actually flat. If it were perfectly level, water would pool and sit until it found a way in, so every well built flat roof carries a slight, deliberate slope, generally at least a quarter inch of fall per foot, to move water toward drains, scuppers or gutters. The proper term is low slope roofing, anything under about a 3 in 12 pitch, and it behaves completely differently from the steep, shingled roofs most homes have. Because water drains slowly and can sit on the surface, a low slope roof cannot rely on overlapping shingles and gravity. Instead it depends on a continuous, seamless or heat welded membrane that keeps water out even when it pools.

Flat roofs dominate commercial buildings, and they are increasingly common on modern homes, additions, garages and porches. They are cheaper and faster to build than a complex pitched roof, they create usable rooftop space for decks, patios, gardens or equipment, and they suit contemporary architecture. Their weakness is the flip side of their nature: with water draining slowly, any flaw in the membrane, any bad seam, puncture or clogged drain, becomes a leak far sooner than it would on a steep roof. That is why on a flat roof the quality of the membrane and the drainage design matter more than almost anything else. TPO roofing

TPO, which stands for thermoplastic polyolefin, is the most popular single ply membrane on the market today, and for good reason. It is a white, highly reflective membrane that comes in wide sheets, and the seams are hot air welded together to form a continuous, watertight bond that is one of the strongest in the industry. That bright white surface is a real advantage in warm climates, because it reflects solar heat rather than absorbing it, which lowers cooling costs and eases the load on the building. TPO resists ultraviolet light, punctures and chemicals well, and it hits an attractive balance of performance and price, which is why it now covers a large share of new commercial low slope roofs.

TPO is a strong default choice for most flat roofs, especially where energy efficiency matters. Its main caveat is that the material has evolved over the years and quality varies by manufacturer and formulation, so the specific product and the skill of the welder matter. A properly welded TPO roof from a reputable maker is an excellent, long lasting system; a cheap membrane welded by an inexperienced crew is not, and the difference shows up at the seams.

EPDM roofing

EPDM, ethylene propylene diene monomer, is the classic rubber roof, a durable synthetic rubber membrane that has protected flat roofs for over half a century. It is typically black, which makes it a favorite in cold climates because it absorbs solar heat and helps melt snow, the opposite of TPO’s reflective strategy. EPDM is prized for its longevity, flexibility and proven track record, and it handles temperature swings and building movement gracefully thanks to its rubbery elasticity. It is also relatively simple to install and repair.

The traditional knock on EPDM is its seams. Where TPO seams are heat welded into a continuous bond, older EPDM systems used adhesives and tapes to join sheets, and those seams were historically the first thing to fail. Modern seam tapes have improved this considerably, but seam quality remains the area to watch. In a cold climate where the heat absorbing black surface is a benefit and reflectivity is not a priority, a well installed EPDM roof is a dependable, long lived choice.

Built-up and modified bitumen roofs

Before single ply membranes took over, most flat roofs were built-up roofs, and many still are. A built-up roof, or BUR, is the original flat roofing system: multiple layers of roofing felt or fabric alternated with hot asphalt or tar, built up into a thick, redundant membrane and usually topped with gravel. People often call it a tar and gravel roof. Its great strength is that redundancy, many layers mean many barriers against water, and a well built BUR is tough and long lasting. Its drawbacks are weight, the messy and smelly hot installation, and difficulty locating leaks within all those layers.

Modified bitumen is the modern evolution of the built-up idea. It takes asphalt and modifies it with polymers to add flexibility and durability, then delivers it in rolls that are torch applied, adhered or self adhering rather than mopped on with hot tar. Modified bitumen keeps much of the toughness and redundancy of a built-up roof while being cleaner and easier to install and repair. Both remain solid choices, particularly on roofs that see foot traffic, though single ply membranes like TPO and EPDM have become the more common default on new low slope work.

Which flat roof membrane should you choose?

There is no single best membrane, only the best fit for your building and climate. Here is the short version.

Keeping a flat roof watertight

Flat roofs reward attention and punish neglect faster than steep roofs, because water lingers rather than running off. The good news is that maintenance is straightforward. Keep the drains, scuppers and gutters clear so water actually leaves the roof, since a single clogged drain can turn a rainstorm into a pond and a pond into a leak.
