Why flat roofs leak

A flat roof has no gravity assist: water crosses it slowly, lingers in every low spot, and probes every joint, which concentrates failures in a predictable shortlist. Seams and flashings lead, aged adhesive seams on older EPDM, unbonded weld spots on TPO and PVC, and the wall, curb and penetration flashings where the membrane turns. Drains and scuppers come second: clogged, they turn the roof into a pool. The field of a sound membrane is rarely the culprit.

Finding a flat roof leak

Water travels on flat roofs, under the membrane, along insulation seams, to a deck joint, before it drips, so the stain on the ceiling is a starting point, not an answer. Real diagnosis works the shortlist upstream: map the interior evidence, then inspect drains, seams, flashings and field upslope of it (such as slope exists); flood-test suspect zones by sectioning and wetting them; and on larger or stubborn roofs, bring instruments, infrared scans that spot wet insulation by its heat signature, or electronic leak detection that traces current to the breach. Wet insulation matters doubly: it marks the path, and soaked boards must come out with the repair, or the roof heals over a rot sandwich, the deck-protection logic in flat form.

How each membrane is repaired

EPDM (rubber)

TPO and PVC

Modified bitumen & built-up

Flashings, drains and boots

The universal fixes: re-secured and re-sealed terminations, rebuilt corners, new drain bowls and strainers, replaced pipe boots, detail work that is most of flat-roof repair regardless of membrane.

Ponding water: the silent killer

Water still standing 48 hours after rain is ponding, and it is the flat roof’s compounding tax: it magnifies UV aging, strains seams, freezes destructively, breeds algae, overloads structure at the extreme, and voids clauses in many membrane warranties. Causes run from clogged drains (the cheap fix: clear them, screen them, keep them clear) through crushed or sagging insulation to genuine structural deflection. Fixes escalate to match: drainage maintenance, tapered insulation crickets that re-slope the field toward drains, added drains or scuppers, and structural correction where the deck itself has settled.

The management rule: ponds are a symptom to engineer away during the next real intervention, re-cover, restoration or replacement, and a maintenance item to relieve in the meantime, because every year of standing water is subtracted from the membrane’s life right where the roof can least afford it.

Repair, restore or replace
