Why commercial vetting differs

Everything in our general contractor guide still applies, license, insurance, locality, written scope, but commercial work raises the stakes and adds gates. The systems are membrane systems (TPO/EPDM, PVC, mod-bit, metal), each its own trade; the warranties are manufacturer-issued, decades long, and gated to approved applicators; the insurance and safety exposures are industrial-scale (fall programs, hot-work permits, occupied-building logistics); and the buyer is often answerable to owners, tenants and auditors, which makes documentation a deliverable, not a courtesy. Vetting, accordingly, is closer to qualifying a subcontractor than hiring a tradesman, and the filters below are the qualification file.

The commercial filters

Systems fluency, proven

Which membranes do they install weekly, and which are occasional? Ask for square footage by system over the last two years and buildings you can look at. A shingle company with a hot-air gun is not a commercial roofer, the fluency test of our metal guide, applied to membranes.

Manufacturer approvals

Commercial warranties (NDL and system warranties) issue only through manufacturer-approved applicators, Carlisle, Firestone/Holcim, GAF, Johns Manville, Sika and kin publish their rosters. The approval is checkable and gates the paper your asset plan depends on.

Safety and insurance at scale

OSHA-conformant fall protection and hot-work programs, EMR history on request, and liability plus workers comp at commercial limits with your entity certificate-listed. On occupied buildings, this filter protects you legally, not just morally.

Property-manager references

References from PMs and facility directors, buildings like yours, programs like the one you need, verified the way our vetting workflow teaches. Homeowner testimonials are the wrong evidence class for this purchase.

Reading commercial bids

Commercial bids diverge in the specification, so normalization is everything: same membrane and thickness (60-mil TPO is not 45-mil), same attachment (adhered vs fastened vs ballasted), same insulation package (R-value, tapered design, cover boards), same tear-off versus re-cover decision, same details (walk pads, drain work, curb counts), and the same warranty instrument at the end, an NDL system warranty is a different product from a membrane-only certificate. Unit prices for decking replacement and wet-insulation removal belong in every bid, because every commercial roof hides some. The estimate-reading discipline scales up: silence in a commercial scope is not simplicity, it is a change order in waiting.

And weigh lifecycle against capital honestly: a bid structured around restoration or re-cover, where moisture surveys support it, can defer replacement capital for years, while a cheaper replacement bid that skips the survey may be re-roofing over wet insulation, buying a warranty dispute. The data, core cuts, scans, is what separates engineering from salesmanship in commercial bids.

Warranties and approvals: the paper that matters

Commercial roofing warranties are real instruments, NDL (no dollar limit) system warranties of 15 to 30 years covering materials and workmanship through the manufacturer, but every word is conditional: approved applicator, inspected installation, registered instrument, documented maintenance, and claim procedures followed. A contractor vague about the instrument is offering a roof without its most valuable component.

Commercial red flags

The residential warning signs, storm-chasing, pressure, big deposits, have commercial cousins: bids without core cuts or moisture data on re-roof decisions; “equivalent” membrane substitutions after award; missing manufacturer approval for the warranty quoted; safety programs that exist only as a sentence; single-contact companies with no bench (who runs your job when he is sick?); and prices that only work if the insulation package quietly thinned. Commercial roofs fail in paperwork as often as in membrane, and the flags above are paperwork failures announcing themselves early.

What is an NDL roof warranty?

A no-dollar-limit system warranty, 15 to 30 years, issued by the membrane manufacturer, covering materials and workmanship without a payout cap, but only through approved applicators, on inspected installations, with registration and documented maintenance. It is the paper commercial roofing is bought for, and its conditions are the vetting checklist in miniature.

Why do commercial roofing bids vary so much?

The specification hides the spread: membrane thickness, attachment method, insulation R-value and tapering, cover boards, tear-off versus re-cover, detail counts and the warranty instrument all move six-figure numbers legitimately. Normalize bids to one spec, demand unit prices for decking and wet insulation, and the variance becomes explainable, or self-explanatory.

Should a commercial roof be replaced or restored?

Let data decide: moisture surveys and core cuts distinguish sound assemblies (restoration or re-cover candidates, deferring capital for years) from soaked ones (honest tear-offs). A bid made without that data is a guess wearing a price. Restoration where surveys support it is the signature commercial value play; replacement over wet insulation is a warranty dispute in progress.
